Welcome to Churchill Village - South

CVS is part of one of the oldest planned communities in the United States. It is a mature community that consists of about 800 townhouses and single family homes resting on the shores of Lake Churchill and Lake Seneca.

Churchill Village - South was built with families in mind. Walking trails and bike paths criss-cross the entire community, which is immediately adjacent to Black Hills Regional Park. In addition to the lakes, CVS offers a host of other recreation opportunities including playgrounds, tennis courts and two swimming pools.

There are two schools within the confines of Churchill Village - South, Lake Seneca Elementary School and Martin Luther King, Jr., Middle School. With Seneca Valley High School nearby, our students can literally walk to school from the first day of kindergarten until they graduate from high school.

  • Proposed 2019 Association Budget
    The Board of Directors for the Churchill Village-South Homeowners Association Inc., has approved an operating budget for the fiscal year beginning January 1, 2019. The monthly assessment will increase by 4% to $104.00 per home. The approved operating budget may be reviewed by clicking HERE

  • Architectural Review
    Please be aware that all modifications to the exterior appearance of your Churchill Village South home, including some landscaping changes, require Association approval. In fact, many of these changes also require a permit from Montgomery County Department of Permitting Services. The Architectural Control Committee meets on the 2nd Wednesday of the month at the Churchill Village-South Community Center, located at 13601 Wanegarden Drive. The meetings start at 6:30pm.   • Winter Time Reminders
    As winter approaches, it is time to think about preparing for winter weather. Here are some things to think about as “Old Man Winter” approaches:

    • Prepare your home to keep out the cold with insulation, caulking, and weather stripping. Install and test smoke alarms and carbon monoxide detectors.
    • Ensure your homes gutters are clear of leaves and debris and water drains away from the house to avoid foundation problems.
    • Make sure you have at least one of the following in case there is a power failure: Cell phone, portable charger, and extra batteries. Have a battery-powered radio, with extra batteries, for listening to local emergency instructions.
    • Check on your elderly neighbors to see if they need any help
