Welcome to Churchill Village - South

CVS is part of one of the oldest planned communities in the United States. It is a mature community that consists of about 800 townhouses and single family homes resting on the shores of Lake Churchill and Lake Seneca.

Churchill Village - South was built with families in mind. Walking trails and bike paths criss-cross the entire community, which is immediately adjacent to Black Hills Regional Park. In addition to the lakes, CVS offers a host of other recreation opportunities including playgrounds, tennis courts and two swimming pools.

There are two schools within the confines of Churchill Village - South, Lake Seneca Elementary School and Martin Luther King, Jr., Middle School. With Seneca Valley High School nearby, our students can literally walk to school from the first day of kindergarten until they graduate from high school.



  • POOL STATUS: The Churchill Village-South Board of Directors has decided to make the following changes in Churchill Village-South pool restrictions as a result of the Montgomery County change in COVID protocols:

    • The restriction of resident guests has been removed. Residents may bring guests as developed through the electronic pool pass system. All residents have received 20 “virtual guests passes” for use at the pool during the summer. An additional 20 “virtual guests passes” may be purchased for $15.00 each (payable by check or money order only). Residents are responsible for the behavior of their guests at all times; and should make them aware of any restrictions and precautions that still may be in place regarding the COVID-19 pandemic.

    • The wading pools (aka baby pools) and surrounding deck have been reopened.

    • Single point entry/exit at both Wanegarden and Winterspoon pool check points.

    • All furniture will be put on the pool decks.

    • In accordance with the latest CDC guidance, fully vaccinated patrons are no longer required to wear a face covering outside on the pool deck. Fully vaccinated patrons are welcome to use the pool and deck with or without a mask. We will continue to strongly recommend that non-vaccinated patrons wear masks on the pool deck. Other CVS Community COVID-19 precautions governing occupancy, changing room/restroom use, etc. will remain in place at this time

    Thank you to everyone for your patience and cooperation during these difficult times. Please allow the RSV staff sufficient time to safely open the wading pool and setup the furniture.

  • The Association has also closed the Community Center to all members until further notice. The Association, through Management, will contact members who are directly impacted by the closures, especially should closure continue beyond the end of May. During the closure(s), or prior to opening, the Association will take steps to clean and disinfect the community center.

  • The next Board of Directors meeting for the Churchill Village-South Homeowners Association (Association) is scheduled for Wednesday, July 14, 2021 at 7:00p.m. All homeowners are welcome to dial in to listen to the meeting.     The semi-annual community-wide bulk trash collection is being planned for May 15, 2021. Please watch your mail for a notice. Click here for the announcement.

  • Collection Day Update
    Regular collections will be made by Ecology Services (301-330-3207) on Monday or Thursday, EXCEPT that NO COLLECTIONS WILL BE MADE ON HOLIDAYS. Collection after holidays will be made on the NEXT REGULAR COLLECTION DAY.

  • APPROVED 2021 Association Budget
    The Board of Directors for the Churchill Village-South Homeowners Association Inc., has approved the budget for the fiscal year beginning January 1, 2021. The budget may be reviewed by clicking HERE

  • Architectural Review
    Spring is in the air and you may be thinking about making a few improvements around your home. Many changes may require prior approval from the Association’s Architectural Change Committee (ACC). The ACC meets monthly on the 2nd Wednesday at 7:00 p.m. in the Churchill Village-South Community Center located at 13601 Wanegarden Drive. Before you begin improvements, please take a moment to review the ACC’s Rules and Regulations which you can find by clicking HERE.     The ACC meetings are held on the 2nd Wednesday every month at 6:30 PM at the Churchill Village-South Community Center, located at 13601 Wanegarden Drive. All homeowners are welcome to attend the meetings.
